BMS Engineer

Position Overview

DOUMMAR MEP Contractors is seeking a skilled and detail-oriented BMS Engineer to design, implement, commission, and maintain Building Management Systems across its projects in Cyprus. The role combines strong technical knowledge in HVAC controls, automation systems, and building services integration with hands-on site work — ensuring optimal performance, energy efficiency, and occupant comfort across commercial and residential developments.

Key Responsibilities

• Design, develop, and implement BMS solutions for commercial, residential, and industrial buildings
• Program and configure BMS controllers (e.g., Honeywell, Johnson Controls, Siemens Desigo, Schneider EcoStruxure)
• Prepare system architecture, control schematics, and I/O lists
• Perform system integration with HVAC, lighting, fire alarm, and other building systems
• Conduct testing, commissioning, and troubleshooting of BMS systems on site
• Monitor system performance and recommend improvements for energy efficiency
• Provide technical support during project execution and after handover
• Prepare technical documentation, reports, and as-built drawings
• Ensure compliance with project specifications, standards, and safety regulations
• Coordinate with MEP teams, contractors, and clients
• Read and interpret electrical and control drawings using AutoCAD

Required Qualifications

• Education: Bachelor's degree in Electrical Engineering, Mechanical Engineering, or related field
• Experience: Minimum 3 years in BMS or building automation systems
• Hands-on experience programming BMS controllers (Siemens, Schneider, Honeywell, or equivalent)
• Strong knowledge of HVAC systems and control strategies
• Proficiency in AutoCAD — ability to read, interpret, and mark up electrical and control drawings
• Experience with communication protocols such as BACnet, Modbus, KNX, or LonWorks (preferred)

• Methodical and precise — BMS commissioning requires patience and systematic fault-finding; shortcuts create callbacks
• Comfortable working alone on site — often the only BMS specialist on a project; self-directed and resourceful when troubleshooting without immediate backup
• Calm under commissioning pressure — tight handover deadlines mean late nights and shifting priorities; stays focused and productive
• Curious about systems — genuinely interested in how HVAC, electrical, and fire systems interact; doesn't treat integration as someone else's problem
• Clear communicator with non-BMS audiences — can explain controller logic and system behaviour to MEP engineers, project managers, and clients who don't speak automation
• Reliable and punctual — site schedules depend on BMS readiness; shows up when expected and follows through on commitments

Technical Skills

• BMS platforms: Siemens Desigo, Schneider EcoStruxure, Honeywell, Johnson Controls, or equivalent (required)
• AutoCAD — reading, interpreting, and marking up electrical and control drawings (required)
• Communication protocols: BACnet, Modbus, KNX, LonWorks (preferred)
• Energy management and optimization (preferred)
• Smart building technologies and IoT integration (preferred)
• LEED or energy-related certifications (a plus)

Location & Contract

• Location: Larnaca, Cyprus
• Contract type: Local hire preferred; open to expat candidates
• Language requirements: English required; Greek is an advantage
